Wanaka is one of the most spectacular residential settings in New Zealand. It's also one of the most challenging to design well. The landscape is so dramatic that buildings either rise to meet it or get swallowed by it. The houses that work best here are the ones that sit quietly, frame the right views, and let the mountains do the talking.

The Wanaka context
The light in Central Otago is unlike anywhere else in the country. Sharp, clear, and constantly changing. In summer the days are long and hot. In winter the temperature drops well below zero, snow sits on the ranges, and the sun barely clears the peaks. A house in Wanaka needs to perform across that full range: warm in winter without burning through energy, cool in summer without shutting out the views, and built from materials that handle the freeze-thaw cycle and the intense UV.
We design with passive solar principles at the core. Orientation, glazing ratios, thermal mass, and insulation are not afterthoughts. They're the starting point. In a climate this extreme, getting the fundamentals right saves thousands in running costs every year.

Lake Hāwea, Cardrona, and Luggate
Each part of the Upper Clutha has its own character. Lake Hāwea is quieter and more exposed than Wanaka, with a rawness that rewards restrained, durable architecture. Cardrona has a high-country feel, with snow loading requirements and access challenges that need to be factored into the design. Luggate sits on the flats with big sky views and a growing community of people looking for something more grounded than Wanaka township.
We enjoy designing in all of these settings. A holiday house at Hāwea that's closed up for months at a time has different requirements to a permanent family home in Wanaka. A ski lodge in Cardrona needs to handle heavy snow on the roof and frozen pipes in the walls. We think through these practicalities from day one.

Landscape controls and the district plan
The Queenstown Lakes District Plan has specific rules around landscape character, particularly in outstanding natural landscape zones. Building in these areas means demonstrating that your design will sit comfortably in its setting, and that often requires careful consideration of roof form, materials, colour, and how much of the building is visible from public viewpoints.
We approach this as a design opportunity rather than a regulatory burden. A house that sits low, uses natural materials, and follows the contour of the land isn't just easier to consent. It's a better building.

Construction costs in Wanaka

Labour is in high demand, materials need to travel further, and the specifications required for the climate push costs up. We're transparent about this from the start and we bring builders into the design conversation early so the budget stays realistic as the design develops.
