Arrowtown and the heritage context
Arrowtown has a character that's worth protecting. The historic miners' cottages, the mature trees, and the intimate scale of the town create a setting where new buildings need to tread carefully. The district plan has specific rules around Arrowtown's character, and working within those rules requires sensitivity and a design approach that values restraint over novelty.
We're drawn to this kind of challenge. Designing a house in Arrowtown that feels contemporary but doesn't jar with its neighbours is exactly the kind of problem that good design thinking can solve. It's about proportion, material, and understanding what makes the place feel the way it does.

Jack's Point, Arthur's Point, and the wider basin
Jack's Point has become one of the most sought-after residential areas in the South Island, with its dramatic lakefront setting and views to Cecil Peak. The design controls at Jack's Point are specific and detailed, governing everything from cladding materials to roof pitch. We see these as guardrails that produce better outcomes, not obstacles.
Arthur's Point sits in the Shotover River gorge with steep sites, established bush, and a rawer, more rugged character than the lakefront suburbs. Designing here means working with the contour, managing access on steep driveways, and building for a site that often feels more mountain than suburb.
Across the wider basin, from Kelvin Heights to Closeburn and beyond, the landscape varies enormously over short distances. Each site has its own orientation, exposure, and relationship to the lake and the mountains. We approach every site fresh, without a house style to impose.

The practical realities
Building in Queenstown is expensive. Labour costs are among the highest in the country, materials travel a long way, and the specifications for the climate are demanding. On top of that, the consenting process in the Queenstown Lakes District can be slower and more complex than other parts of New Zealand, particularly in outstanding natural landscape zones.
We manage this by being upfront about costs, bringing builders in early, and designing with buildability in mind. A house that's clever with its materials and form can achieve the same presence as one that costs significantly more.
