Rural architecture on Auckland's doorstep

OTO Group Architecture designs homes on rural and lifestyle properties in Coatesville, Kumeu, Riverhead, Dairy Flat, and the wider north-west Auckland countryside. Our Auckland studio is on Chancery Street and our Mangawhai studio is just up the road, so we're well positioned to work across rural north Auckland.
Coatesville sits in a landscape that feels a world away from the city it technically belongs to. Rolling farmland, mature trees, horse paddocks, and long views to the Waitākere Ranges. The sections are generous, often several hectares, and the houses have room to breathe. It's one of the best places in Auckland to build something thoughtful.

​Designing for rural sites

A rural site offers freedom that urban sections can't. You're not hemmed in by boundary setbacks and height-to-boundary rules. You can orient the house exactly where the sun and the views demand. You can design long, low buildings that stretch into the landscape rather than stacking upward.
But rural sites come with their own complexity. Access can be difficult. You'll likely need your own water supply and wastewater system. Power may need to be brought to the site. The ground conditions might require specific foundation design. And the council rules around rural zones, including building platforms, indigenous vegetation, and landscape character, need to be understood from the start.
We factor all of this into the design process from the first conversation. There's no point designing a beautiful house if the driveway alone costs $150,000 because nobody thought about the contour.

Coatesville, Kumeu, Riverhead, and surrounds

Each part of rural north-west Auckland has its own character. Coatesville is the established heartland, with large lifestyle blocks, equestrian properties, and a village atmosphere centred around the local school and hall. Kumeu and Huapai have grown rapidly but still have rural pockets with real potential. Riverhead sits on the upper harbour with a mix of bush-clad slopes and flat paddock land. Dairy Flat is transitioning but still offers lifestyle sections with views to the Hauraki Gulf on a clear day.
We've worked on a project in Coatesville and understand the scale and character of these properties. The houses we design for rural sites are grounded, open, and connected to the land. Not suburban houses dropped onto a bigger section, but buildings that belong where they are.

Farm buildings and workshops

Rural properties often need more than a house. Workshops, studios, implement sheds, and farm buildings are part of how the land is used. We design these with the same attention as the house itself, because a well-designed workshop or studio can be one of the most satisfying buildings on a property. Nicholas works from his own purpose-built workshop in Mangawhai, so he understands what these spaces need to function well.
